If the selected model is not the perfect fit, House Delivery Inc. has access to an expanded design library and an experienced international design support team. We can help move a project from early ideas, sketches, reference images, or community-specific needs into a coordinated concept package.

Custom design support is quoted separately after House Delivery Inc. reviews the scale, scope, reference materials, cultural design considerations, and required level of design coordination. Where a project proceeds to order, eligible design fees may be credited toward the final project agreement.

All Canadian projects must be reviewed, adapted, and approved by the appropriate Canadian licensed professionals for site conditions, permitting, code compliance, and local authority requirements.

Cultural Artwork & Custom Features

Site Completion Scope

Foundations or pads, civil/site work, utility connections, crane or equipment logistics, permits, inspections, engineering coordination, and local authority requirements are not included in the landed kit price or assembly labour allowance.

For First Nations projects, this scope can be coordinated with local trades, training partners, and qualified professionals so more project value can remain in the community where appropriate.

  • Pre-Approved Premium (+12%): Upgraded cabinetry, counters, flooring, and lighting.
  • Custom Base (Standard, Included): Quality finishes aligned with BC Building Code requirements.
  • Custom Premium (+12%): Enhanced materials, improved soundproofing, and upgraded lighting.
  • Custom Signature (+18%): Higher-end finishes, built-in cabinetry, designer tiles, premium lighting, and stone accents. Luxury finish.

Climate & Energy

  • Climate Packs:
    Standard (BC Code, Included)
    Moderate Climate (+1.5%) – coastal and southern BC.
    Northern Climate (+8%) – enhanced insulation and glazing for colder regions.
  • BC Energy Step Code:
    Step 3 (Included) – current BC Building Code baseline.
    Step 4 (+6%) – higher performance, Net-Zero Ready.

Fixed Add-Ons

  • Off-Grid Package (+$175,000): Integrated power, water, and wastewater system for unserviced sites.
  • Appliance Packages:
    Entry-Level Mid-Range (+$9,000) – e.g., Bosch 300/500 Series, Frigidaire Professional, Thor Kitchen.
    Premium Mid-Range (+$19,000) – e.g., Bosch 800/Benchmark, Jenn-Air, KitchenAid.
    Signature Package (+$47,000) – e.g., Sub-Zero, Wolf, Cove (5-piece package).
  • Accessibility / Mobility-Friendly: Calculated as 2% of the discounted base price, with a minimum of $5,000 and a cap at $10,000 per home.
  • Estimated Assembly Labour: Standard planning allowance of $12 / sq. ft. is included in the project total to support local assembly labour and early budgeting.
  • Community Workforce Investment: Flexible per-cohort pricing (includes instruction, housing & flights for Australian instructor, and certification).

Volume Discounts (applied to base home package)

  • 0–9 Homes: 0%
  • 10–19 Homes: 3% Discount
  • 20–49 Homes: 6% Discount
  • 50+ Homes: 10% Discount

Exclusions & Logistics

  • Pricing assumes road-accessible communities and typical crane access.
  • Shipping is estimated from the nearest major port and refined during detailed engineering.
  • Delivered-to-site estimate: Landed CAD price (includes ocean freight + duty to Canadian port) plus inland freight to site (at cost or allowance).
  • Site completion scope including site preparation, civil works, utility connections, crane access, permits, inspections, engineering coordination, and foundations is quoted separately based on site review, geotechnical reports, and local conditions.
